What does a sale cost the seller and the buyer in HOA fees?

A worked example

Dues are $125 a month. The seller pays a $200 resale certificate, a $100 account statement and a $250 transfer fee. The buyer pays $50 for gate cards and a capital contribution of two months of dues.

At closing the seller pays $550 and the buyer $300 on the HOA’s fee schedule: $850 in all, the same as 6.8 months of dues.

How this is calculated

Type the community’s fee schedule as it is written: what the seller pays and what the buyer pays.

A capital contribution is added as a number of months of dues or a set amount, paid by whichever side your documents name.

Dues prorated on the settlement statement are not a fee, so they are left out.

Who pays the HOA transfer fee, the buyer or the seller?

The sales contract, the governing documents and, in some states, the law decide it. Use the schedule your community publishes and the contract you signed.

What is a capital contribution?

A one-time payment some communities charge a new owner, usually to the reserve fund, often a number of months of dues.

What is a resale certificate?

The packet the association prepares for a sale: what the seller owes, the budget, the rules and any assessment coming. Some states limit what it may cost.
